Damp and Timber Survey – Warrington
Our client engaged Damp Solutions UK to carry out a comprehensive damp and timber survey on a mid-terrace property they were interested in purchasing in Warrington.
In November 2025, a comprehensive damp and timber survey was conducted on a two-bedroom red brick terraced property located in Preston. The objective of this survey was to identify potential moisture-related issues, assess the condition of the timber within the structure, and recommend appropriate remedial actions.
The property is a traditional two-bedroom terraced house built in the early 1900s, characteristic of the architectural style typical of Preston. The red brick facade and slate roofing highlight the period character, though such properties are often susceptible to damp issues due to aging construction materials and techniques.
– Visual Inspection: A detailed visual inspection was conducted, focusing on areas prone to moisture ingress such as the basement, ground floors, and external walls. The roof structure and attic spaces were also examined for signs of timber decay or infestation.
– Moisture Meter Testing: To assess the extent of dampness, moisture meters were employed on both walls and floors. Readings were taken at different heights and locations, particularly around windows, doors, and skirting boards.
– Borescope Inspection: This tool was used to inspect hidden timbers in floor voids and within wall cavities without causing significant disruption to the property.
1. Rising Damp: Evidence of rising damp was noted on the ground floor, particularly around the front and rear walls. The bitumen damp proof course (DPC) appeared to have deteriorated, allowing moisture to permeate the brickwork.
2. Penetrating Damp: Signs of localized penetrating damp were observed near the bay window. This was attributed to defective pointing and blocked gutters causing water ingress during heavy rains.
3. Timber Decay: The survey identified early stages of timber decay in the subfloor timbers of the living room. This was linked to excessive moisture levels, likely exacerbated by the presence of damp.
4. Woodworm Infestation: A minor woodworm infestation was detected in the loft timbers. The infestation was contained to a few beams and showed no significant structural impact at this stage.
1. Damp Proof Course Repair: It is recommended to install a new damp proof course to prevent rising damp. Additionally, re-pointing the external brickwork and ensuring proper drainage around the property is essential.
2. Remedial Work for Penetrating Damp: Repairs to rainwater goods, alongside the re-sealing of windows and re-pointing of defective mortar joints, are advised to manage penetrating damp issues.
3. Timber Treatment: Affected timbers in the living room should be treated with a fungicidal treatment to halt the spread of dry rot. Monitoring moisture levels post-treatment is crucial to ensure long-term efficacy.
4. Woodworm Management: The loft timbers should be treated with an appropriate insecticide to eradicate the woodworm presence. Regular inspections are advised to ensure no further activity develops.
The damp and timber survey on this two-bedroom property in Preston highlighted several issues typical in similar aged homes. Prompt remedial action and ongoing maintenance are key to preserving the structural integrity and ensuring a dry, habitable environment. Implementing the recommended measures will not only protect the property’s value but will also enhance its longevity and comfort for the occupants.
