Mr. Stevens, a property purchaser in his 40s from Manchester, was asked by his mortgage provider to have a cavity wall tie survey carried out after his home buyers surveyor noticed that there were cracks forming on the walls of the property. Upon inspection from Damp Solutions UK, he learned that the cause of the problem was the corroding steel wall ties that had been used during the construction of the building. These wall ties were causing the walls to crack along the mortar line due to the bricks lifting caused by corrosion of the wall ties.

Our surveyor recommended the replacement of the corroded wall ties with new, stainless steel wall ties. We advised Mr. Stevens that this would involve drilling holes in the walls of the house, removing the old wall ties, and installing new ones. The job would take approximately two weeks to complete.

On the completion of the property Mr. Stevens agreed to have the wall ties replaced and the work began. The workers arrived at his house at 8am every day and set up their equipment outside.

They started by drilling holes in the walls at regular intervals using a masonry drill. They then removed the corroded wall ties by carefully pulling them out without damaging the brickwork. Once the old ties were removed, they inserted new stainless steel ties into the drilled holes. These ties were then secured in place by filling the holes with a special adhesive.

The workers repeated this process for every wall in the house, and also installed new wall ties in areas that had none before. They kept Mr. Stevens updated on the progress of the work and ensured that they left the job site clean and tidy at the end of each workday.

At the end of the two weeks, the wall tie replacement was completed successfully. The workers had replaced all of the corroded wall ties with new stainless steel ones, ensuring the safety of Mr. Stevens and his family and the cracks that had formed were repaired.

Mr. Stevens was very satisfied with the work that had been done and praised the workers for their professionalism and efficiency. He also appreciated the fact that they had kept him informed throughout the entire process.

Wall tie replacement is an essential part of maintaining a building’s structural integrity. Mr. Stevens’ case illustrates the importance of regular inspections and timely repairs. By replacing corroded wall ties with new ones, the safety of the building is ensured, and potential disasters can be avoided.
