Cavity Drainage vs Basement Drainage systems

Client Resources

Understanding the difference between a Cavity Drainage Membrane system and a Basement Drainage system is crucial for homeowners seeking effective solutions for damp basements.

While both systems aim to manage water ingress, they employ distinct methods and components to achieve this goal.

Cavity Drainage Membrane System:

A Cavity Drainage Membrane system, also known as a Type C waterproofing system, utilizes membranes and drainage channels to control water ingress in basements. Here’s how it works:

  1. Membrane Installation: Specialized waterproof membranes are installed on the internal surfaces of basement walls and floors. These membranes create a cavity between themselves and the structure, allowing any water ingress to pass through.
  2. Drainage Channels: Beneath the membranes, drainage channels are installed to collect the water that passes through. These channels direct the collected water to a sump pump or drainage point, preventing it from accumulating and causing damage to the building.
  3. Breathable Properties: The membranes used in Cavity Drainage systems are breathable, allowing moisture to evaporate from the basement walls and reducing the risk of trapped moisture and condensation.
  4. Non-Disruptive Installation: Compared to traditional tanking methods, installing a Cavity Drainage Membrane system is relatively non-disruptive, as it does not require extensive excavation or structural alterations.

Basement Drainage System:

A Basement Drainage system, on the other hand, encompasses a broader range of drainage solutions designed to manage water ingress in basements. While Cavity Drainage Membrane systems are a type of Basement Drainage system, other methods may also fall under this category. Here are some common components and methods used in Basement Drainage systems:

  1. French Drains: These are trenches filled with gravel or rock, containing a perforated pipe to collect and redirect groundwater away from the basement walls.
  2. Exterior Drainage Systems: These systems involve installing drainage pipes or channels around the exterior perimeter of the home to divert water away from the foundation and basement walls.
  3. Interior Drainage Systems: Like Cavity Drainage systems, interior drainage systems involve installing drainage channels or pipes within the basement to collect and redirect water to a sump pump or drainage point.
  4. Tanking Systems: Unlike Cavity Drainage systems, tanking systems create a barrier against water ingress by applying a waterproof coating or membrane directly onto the internal surfaces of basement walls and floors.

Key Differences:

  1. Method of Water Management: Cavity Drainage Membrane systems manage water ingress by allowing it to pass through membranes and into drainage channels, while Basement Drainage systems encompass various methods such as French drains, exterior drainage, and interior drainage.
  2. Installation Approach: Cavity Drainage Membrane systems are typically installed on the internal surfaces of basement walls and floors, while Basement Drainage systems may involve exterior or interior installations depending on the specific method used.
  3. Breathable Properties: Cavity Drainage Membrane systems offer breathable properties, allowing moisture to evaporate, whereas other Basement Drainage systems may not provide this feature.

In summary, while both Cavity Drainage Membrane systems and Basement Drainage systems aim to manage water ingress in basements, they differ in their methods of water management, installation approaches, and specific components used. Homeowners should consult with waterproofing professionals to determine the most suitable solution based on their basement’s requirements and the extent of dampness.
