Wall Tie Replacement

Wall ties are small components used to tie together internal and external leaves of a cavity wall. They are integrated into the cavity of a wall throughout the construction process. Wall ties function by having the ends of each tie bedded into the mortar bed at regular intervals. Should these become damaged, telling signs will appear on the walls of the property and seek replacement immediately.

Protect your home from damage by instructing Damp Solutions UK to carry out a cavity wall tie survey in Manchester, Sheffield or Liverpool. We will explain everything that you need to know about wall tie surveys here, to give you a better understanding of what it is all about and the support you may need.

What is a Wall Tie?

In most cases, a 50mm cavity separates the two half-brick leaves that make up a cavity wall, the inner leaf and the external leaf. To provide the support necessary to maintain the stability of the building, the two sections of the wall are linked together using wall ties made of wrought iron or mild steel that are spaced regularly.

Prior to 1935, it was more common to build buildings with solid brick walls, which do not have cavity walls today. However, shortly after 1935, the construction tendency shifted to building homes with cavity walls. This was accomplished because solid walls cost more to construct than cavity walls do. Additionally, because they keep dwellings warmer, cavity walls offer better weather protection and increase thermal efficiency.

Signs of a bad Wall Tie!

The signs of a failing cavity wall tie is plain for all to see and should be considered a major warning signal. The usual wall tie failures include:

Bowing and bulging

Usually found in the brickwork in the external walls.

Usually visible in the external walls (which can be especially pronounced in the mortar).

This can be found in both the external or internal wall.

Corroded or Damaged Wall Tie

If it is found that the wall ties are corroded or damaged, it is important to have them replaced as soon as possible. This will help to prevent further deterioration of the wall and maintain the structural integrity of the building.

What is a Wall Tie Survey?

A cavity wall tie survey is an important process for ensuring the structural stability of a building’s walls. The cavity wall tie refers to the metal ties used to hold the inner and outer walls of a cavity wall together. Over time, these ties can deteriorate due to corrosion, thermal expansion and contraction, and other factors. This can cause the walls to become unstable, which can be dangerous for the inhabitants of the building.

A cavity wall tie survey involves using specialist tools and techniques to inspect the condition of the wall ties. This may involve using a borescope to inspect the cavity, conducting a visual inspection of the exterior and interior walls, and performing structural calculations to determine the level of stability of the walls.
