On a recent visit to a property in South Manchester we discovered the devastating effects of Dry Rot to our clients lounge floor.
The Property was let out by the Landlord and the previous tenants did not report the issue and closed the room off, this led to the whole lounge floor being attacked by these aggressive dry rot fungi.
Further to our investigation we discovered that all of the sub-floor air brick vents had been blocked up by the previous tenants on a quest to stop cold draughts, unaware that the sub-floor air brick vents are there to do a very important job.
By blocking up the Sub-floor ventilation, humidity levels in the sub-floor void had risen to 100% relative humidity. With humidity Levels so high the sub-floor void was the perfect environment for a Dry-Rot breakout. Dry rot spores are always present in the atmosphere; however, they are harmless unless the right conditions are present. To develop into an infestation, a damp problem and a lack of ventilation are required in the property.
On this occasion our inspection led to Damp Solutions UK carrying out the repair work which 2 of our damp operatives carried out over 5 days, this included the whole lounge floor being removed, 6 new sub-floor air bricks being installed, the application of fungicides and biocides to all surfaces to kill the infestation including all new timbers.
Once our work was complete, our client received a 10yr Insurance backed guarantee issued by Guarantee Protection Insurance.
